Work starts on £1.2 million employment scheme in Bodmin

After securing investment of £508,800 from the European Regional Development Fund of the Objective One Programme, NCDC has appointed T J Brent Ltd to develop the scheme on the former swimming pool site on the Walker Lines Industrial Estate.

The Council's Economic Development Manager, Catherine Smith, has been developing a scheme that will address some of the issues surrounding a shortage of employment space in the town, with the aim of utilising a brownfield site to be built to a high specification which will incorporate energy saving features.

The former swimming pool site at Normandy Way on the Walker Lines Industrial Estate is owned by NCDC and the development will create 14 high quality business units.

Councillor Neil Burden, Chair of NCDC's Regeneration Committee, said: "We are very excited about this new development. This is another example of how NCDC's councillors and officers are keeping one step ahead and planning for the future to support local business needs.”

Following a competitive tender exercise T J Brent Ltd was selected to undertake the construction of the units and work commenced on site on 24th May.

Arthur Boyce, TJ Brent Business Manager, said: "As the leading local contractor, we are delighted to have been awarded this contract. We look forward to working with North Cornwall District Council and to a successful completion later this year.”

The construction period is estimated to last approximately seven months and will be managed by NCDC's Design Service. Once completed, the scheme will provide 875m2 of quality workspace in 14 units within a two-storey building. The building's flexible layout will ensure that changes in demand for accommodation size can be catered for in the future through adjustment of internal walls and partitions, and each unit will have with independent heating, lighting, communication (including broadband) and disabled persons' toilet facilities.

The aim is to have the units available to the small business sector by the end of December 2004 and this will be managed by NCDC's Estates Surveyor.
