Truro Objective One office scheme fully occupied
"What must be Cornwall's largest speculative
office development in the past decade or more is now fully occupied," reports Alan Treloar of Vickery Holman Ltd's Truro Office.
The development, built on the Truro Business Park at Threemilestone
with substantial input from the Objective One European Regional Development
Fund, amounts to a total of around 1,750 sq m (18,850 sq ft) of high specification
office/business space and this has been taken up by Follett Stock Solicitors,
Kelsall Steele Accountants and Datasharp UK Ltd telephone and communication
specialists, all of whom are now able to expand with the provision of
this new space.
Mr Treloar continues to advise that the Truro Business
Park has emerged in recent years as a serious alternative to Truro City
Centre accommodation. "These most recent transactions taking place really
show the location coming of age. The Business Park is well located being
within easy reach of the City Centre but also a short distance from the
main A30 trunk road at Chiverton Cross meaning that road access is excellent."
Whereas the majority of other development that has taken
place at Truro Business Park has been for specific occupiers, this particular
development was speculative but has proven successful with all the space
being taken before the completion of the building works.
The scheme has been invested in by Objective One; funding
matters dealt with by BLS Estates of Truro.
Vickery Holman have been successful in letting around
4,000 sq m (43,000 sq ft) of such business/office accommodation on the
Truro Business Park over the last 4 years underlining their position as
the West Country's business space specialists.
Mr Treloar concludes: "In light of the success of
this development we hope to see more schemes of a speculative nature coming
forward. Here in Cornwall the number of speculative commercial schemes
of any form is very limited despite the potential for grant support –
this position needs to be addressed if businesses are to be enabled to
develop."
