Work Begins on High-Tech Business Units

Work has begun on a £2 million plus development to provide workspace for high technology businesses. It is estimated that, when the three new buildings are completed, Southgate Technology Park will create 54 jobs. The development, on the former football ground near Launceston's Pennygillam Industrial Estate, will cover 1.1 hectares – about the size of two football pitches.

The development will comprise of four high specification offices and production business units encompassing sustainable design features including high insulation, rainwater harvesting and reuse and short-flush toilets. The total cost of the project will be in the region of £2.3 million and Newmark Projects Ltd received £678,031 of investment from Objective One's European Regional Development Fund.

Director of the Objective One Partnership, Carleen Kelemen, added: "Workspace tailor made for high technology businesses is important for this region. These high-value businesses are a growing sector and should help to increase the wealth of Cornwall and the Isles of Scilly through wages and output.

"Objective One has already invested in high technology workspace in Truro and I am pleased that work has begun on a site in a different area that can only widen Cornwall's appeal to businesses."

With 2 x 457 sqm units, 1 x 923 sqm and 1 x 988 sqm totalling some 2,825 sqm of floorspace, there will be a flexible internal layout so businesses can have either high office content and/or production areas. The building contract has been let to Plymouth-based MPL Engineering and work on the development will be completed by the end of 2005.

The project has been put together by Truro-based Business Location Services Ltd who have been responsible for a number of major Objective One invested employment space projects including a large office development on Truro Business Park and a large factory development for Stralfors PLC, at Cardrew, Redruth.

Managing Director Russell Dodge said "There is currently an acute shortage of high quality space in Cornwall and the Southgate Technology Park project represents a major private sector initiative. Pennygillam Industrial Estate at Launceston is a strategic gateway location to Cornwall and we are already receiving strong interest from potential occupiers even before the units are built."
